Hultquist has a lot of experience in Anchorage and we talked with several people who have had good experiences with them. We were a new construction and here's our experience:

Pros: Hultquist is big and fast. They're a machine. For getting a house built quickly and getting you in place, they seem to be a good option. They've got an app that lets you follow the progress and communicate with the builder for streamlining the process once you've signed that notice to proceed. The company is impressive that way and they seem to know what they're doing there.

They were fast with responding to questions and getting bids together. There was some lag just before the holidays but that's a normal thing everywhere.

Cons: This speed and efficiency seems to come at a cost. For new constructions you have to work through Hultquist's realtor, Firebird, rather than dealing with them directly. We've done three major remodeling jobs (residential and commercial) and this was a first, having a team of realtors in the room rather than just working with the builder. *Edited to note -I've later found out that they have an option where you can work directly with the builders, but you have to specifically request that.

Realtors' fees are 5% of costs on new constructions and while Hultquist pays this, it's part of their operating costs and as such gets rolled over into their prices I'd expect. That's how business works and it's fine. But realtors cost. A lot.

There isn't a lot of transparency in the price. You receive a bid that is the entire cost of construction, which is great, but all that's broken down are the budgets you have for various things: foundation, driveway, windows, appliances, tile work, flooring, etc. But it doesn't include mechanical, plumbing, or electrical--and they won't tell you how much they're charging for the lot or what their mark up is. These are legitimate costs but you can't see all that you're paying for.

There's no negotiation. The price is what it is. That's typical with new construction, but you pay a flat fee to work with their on-staff draftsman/architect and the process doesn't encourage collaboration if you want something custom. Any change to an existing plan, even taking out a bathroom, costs more rather than less. We were working on two different plans, trying to get one of them to the right budget. We had a bid on one then a bid on the second. They were willing to make changes on the second to help us get to a price we needed, but they pushed back when we looked at making changes on the first, saying that they'd charge us more and we needed to decide which to pursue. Sure, I get it. Time is money, but with the designer we had 90 min-2 hours total, broken into 2 meetings, which didn't feel like much if you want something outside of their catalog of plans. I think our expectations were a little high with this part of the process.

All in all, I think they're a good option. But we ultimately decided to go with someone else.

I’ve been in my new Hultquist home for a little over a year now and have been very pleased with the purchase. Any issues that may have come up during the building process were quickly resolved. When I have a warranty request they have been quick to acknowledge my request and have fixed the problem.

During the 7.0 earthquake only one small thing broke. No pictures fell and nothing came out of any of my cabinets. I have two curio cabinets full of crystal and other breakables and nothing in them broke. I can’t tell you have relieved I am to know that my Hultquist home was so well built. I feel safe living here.
