These people are masters at walking the fine line between incompetence and deceit. We were hit with $20,000 change order 24 hours before closing, in addition to leaving us with over $20,000 in unfinished work that we had to finish ourselves. I would have walked away but we had already sold our old home and moved out (because it took over a year longer than they told us to build) and had no choice. We had them sign a separate contract to finish the remaining work within 3 months, which they completely ignored. The home warranty is worthless, I had to make over 40 calls and take 6 separate days off work, and spent over a year trying to get a window fixed and other basic things. Gave up on the rest of the problems (water leak, bad trim installation, yard drainage) and fixed them ourselves. Trash blows into our yard from neighboring construction nearly every day. The HOA is, as far as I can tell, a facade for more of Molandco’s grifting. Molandco has, and will always have, more HOA voting power than all residents combined, and has already increased our charges from $60 to $115/month. Supposedly we are paying for street lights, entry sign, road maintenance, sewer facility, common areas. None of these things are completed despite repeated promises to complete them over the last 3 years. The sewer facility has received a dozen warnings from the Missouri DNR about non-compliance. None of them were ever communicated to paying residents, and in fact the sewer plant was actively non-compliant when Molandco started charging us for the sewer service! Many of my neighbors feel the same way about Molandco but feel they have no recourse. I have tried to maintain a positive relationship but after repeatedly being lied to and ignored, I now feel that I need to warn others away from ending up in our situation.

AVOID AT ALL COSTS. We hired them to build our dream house and it was an absolute nightmare. The incompetent subcontractor they hired to do the plumbing-Joplin Plumbing Repair-flooded our house while being built to near completion not once but twice, the second time causing over $100k on damages. We were assured by both Molandco and the owner Ben of Joplin Plumbing Repair they would take responsibility, long story short neither party did and we were left alone on the matter. Thank God for Allstate and the builders risk policy we took out to build. I won’t even go into when it came time to closing, shady way of doing business. We had Mayberry come in and repair the damages done and were so thankful to deal with a competent, professional contractor. AVOID.
