Minus 1 star for submitting fraudulent invoice for payment. Specifically, submitted an invoice for roofing penetrations despite the contract calling for roofing work to be paid directly by customer. When the invoice was originally questioned, Shannon Ready stated that they received our landlord's permission to use their roofing company. (Checked w/ LL - not true). When asked for proof of payment (invoice/cancelled check), none could be provided. Additionally, Construction Concepts could not tell me who made the roofing penetrations (or couldn't be bothered to research it). When we questioned the HVAC sub, they owned up to making "some of them" (Probably why the all leak now.) It was also conveniently priced at the estimated amount in contract. Actual cost had the plans been followed and the customer specified roofing company been used would have been less than half their invoiced amount.
Minus 1 star for poor quality control of HVAC subcontractor (Zane Mechanical).
* After completion, we found numerous unfinished/open duct penetrations in the interstitial space above the drop ceiling.
* Subcontractor provided 5 lower capacity (and lower cost) residential dehumidifiers in place of the higher capacity commercial units specified in contract and did not install them according to approved plans. Eventually we got the the sub to correct most of it. There is still at least one unit installed such that we can't access the filter to change it.
* Subcontractor made unapproved changes to the HVAC design and then couldn't even do that work right. That correction is still outstanding a year and a half later as noted below.
Minus 1 star for failing to warranty a deficient work product as required by contract despite repeated requests to remedy. (HVAC fresh air supply to one HVAC unit left unfinished and open to hot air space below metal roof. Remaining fresh air roof penetrations also leak.)
Will leave 2 stars as the balance of the trades used did good work.
