EPC MANAGEMENT: West Bottoms Flats

(1) noisy neighbor complaints that don’t get addressed (stomping at all hours of the day and night).
(2) don’t enforce residents to take responsibility for cleaning up after their pets. dogs pee in the building and on the pillars outside which stink horribly in the summer. poop located two steps from the dog disposal bins doesn’t get picked up, instead it’s smeared on the sidewalks from both people and other dogs having stepped in it.
(3) absolutely won’t work with you if you need to terminate your lease early (i both work and take classes full time and needed to end my lease 4 months early to pay for my last semester). they don’t allow re-leasing and have a 60 day notice policy and a $2,000 termination fee on top of your monthly rent (ridiculous, considering they could immediately re-lease any apartment without losing any money). i suppose this is in the lease agreement, but having been here for over two years i was hoping something could be worked out.

i enjoyed it when I first moved in, but now it’s just loud, there’s dog poop everywhere.

This company does not care about residents living at its properties. The amount of noise I hear from my upstairs neighbor at one of their properties at all hours of the day has left me physically and mentally unwell. I am unable to sleep at night due to noise. Apartment management refuses to remedy this, even though it’s clearly due to poor construction and a disrespectful neighbor. There are certainly steps they could take to remedy this but they refuse. No humanity or feeling. The last management company was far superior and far less greedy.

I’m a new resident in one of their properties and my move in conditions were abysmal (yellow and brown stains in the bathroom, holes in walls, etc) and when I reached out TWICE to try to remedy this situation, I received no response.

This is easily the least caring “management” company I’ve dealt with. I’ve lived in several lofts and apartments across 3 states and have never had my issues flat out ignored.

This is a new management company that has taken over the management of the complex I've lived in for almost 2 years. (Backyard Apt's). I have a spoken with the on-site management team numerous times regarding no exterior Pole lighting on the outer perimeters of the building while it is still dark out. I cannot get a direct answer from them as to when this problem will be taken care of. As of this writing the problem has been going on for approximately 9 days. When I try and call the parent company and leave message after message no calls are ever returned. This is a huge safety risk for anyone coming in or out of the property while it's dark. For the rental prices paid here I would think this would be more of a priority to attract new tenants. There has been previous history of vehicle damages being done when there was lighting available. I find it hard to believe that I'm the only one bringing this problem up. Be very careful if you're shopping for a new apartment. If this is any indication your (or your familys) safety is not their first concern.

I’ve lived in multiple EPC communities and have always had a great experience. No management company is perfect, but their teams do their best to make your living experience superb. I also loved that my apartments were within walking distance to my favorite shops & restaurants!!
