Hello,
I hope my review can help others! My husband and I bought our first house about 2 years ago, we are young millennials that dream of having a safe home for our little kids. My husband and I are not rich and everything we have is because of our hard work, nothing was handed out to us. SJVH’s motto is “ Serviced is always first and quality is never compromised.” A better one would be “quality is always compromised.” Once they close their deal they truly do not care about repairing things.

They had to make modifications to our fence AFTER we had already moved in! The contractors left an unsafe area just in the open, they tried to reuse the same fence and did the most careless job with it. After calling the office multiple times and waiting for a call back I had to go in person and talk to the Vice president who told me “ we don’t make perfect houses”.
There was multiple occasions where I submitted a warranty request only for them to come out and do a very unprofessional job. We worked our butts off to buy a brand new house, why should we have to do repairs to a brand new house?

So with that being said if you are a hardworking person that is looking for your starter/dream/forever home, please please! Do your research! Talk to other homeowners about their experience with this builder! Do not rush into such a big decision. PAY AND TAKE YOUR OWN INSPECTOR! Don’t rely on the walk through a SJVH employee will do with you. Don’t get distracted with how nice everyone is at first because once you sign documents and get your keys it will not be the same! Trust me!! I will leave some pictures bellow.

After living in my home last 3 years, I can say that if I ever buy another home in the future, I would not go buy another SJVH! The quality of work is shameful and I’m now having issues with the roof along with a list of issues that I raised concern in the beginning of my walk thru with Mr. Leonard that has now shown that my initial concerns were NOT wrong. The house behind me was build years prior and we share a fence that clearly needed reinforcement on my side and Mr. Leonard discarded my initial concern and said the fence was fine. It’s been knocked down 3 times and my neighbors dogs just come in my yard. The fence was never safe and I told him that. Our community has an HOA that pays landscaping that was not clearly thought out when designing leaving many of the same homes with a shade issue and grass not growing properly. The list goes on. As you can notice in many of the reviews, SJVH are cheaply and poorly made. I wish this company would have taken more pride in building homes for people who work hard. I had a Woodside prior and I can tell you it’s night and day. The saying you get what you pay for is true. It’s no coincidence that within the last 3 years several homes have gone up for sale. I have spoken to a few people who just want out of the house and the HOA. Very disappointed in the building of my home and I hope that they start finally listening to homeowners and stop giving us all the excise are warranty is up and they can’t help us.

I do own a home i purchase under my maden name i can show pictures of the crappy home i wished I had a time machine to stay away
Never buy one of these homes
They cut so many corners always have problems with our house
They for to paint the inside of our home am had to come back and even gave us the landlord special an painted on everything!
Anytime we have a issue with the homes the repair men scratch thier heads and ask ya the builders really messed up

Avoid this builder! If you've bought a home from SJH, verify that the HVAC unit matches your home's square footage. Ensure your A/C unit doesn't become ineligible for the 4-year class action lawsuit if it fails due to being undersized. My two-story home required dual A/C units, but only a four-ton unit was installed, which is 1 ton too small. At just 8 years old, my home needs a completely new, larger system because the original one failed from overexertion. Confirm the model number on your outdoor AC unit to ensure the tonnage is appropriate for your home. I've spent over $10,000 to rectify their cost-cutting measures on proper HVAC systems.

I refrained from writing a review for 4 years, but honestly I wouldn't recommend buying a home from them because their work is poor and we've had issues with practically everything in our house since day one.

Our upgraded tiles were uneven and you can tell they didn't use spacers between the tiles because the spacing varies from 1mm to 3mm.

They left over an inch of loose carpet on all the edges that doesn't lay on the tack strips because they didn't put the tack strips close enough to the adjoining tile. Yet, in the bedroom closets the carpet is so far away from the wall that we can see an inch of subfloor.

The carpet padding is 3 inches away from the edges because they were too cheap to go all the way to the edge, so we could feel all the nails in the tack strip underneath. When we complained they told us it was because we didn't upgrade our carpet and that cheaper carpet just does this. So we opted to just hammer down all the nails, they were literally making our feet bleed!

Many of our windows and sliding door are misaligned for some reason, so to close them all the way we have to push on them otherwise the sliding part will hit the frame and wont close.

All of the PVC piping on EVERY single sink leaked, and we can hear dripping in our walls when someone flushes or turns on their water.

So overall, I feel like if we were gonna have to replace brand new flooring, fix our piping and redo our windows we should have just purchased from a different builder.

I won't purchase from them in the future and I don't recommend them to anyone else.

We bought one of the houses this company was building for our family and since buying the house our experience has been absolutely terrible. The house we received does not match the sample house they showed up. Many "upgrades" needed to be added to the house we received at a high cost that was not mentioned before signing the contract. We have a leak in the ceiling of our front porch, our irrigation system and cabinet doors are broken and we have been contacting the company for months but they are not responsive. They don't answer their phones. They don't get back to us after we leave voicemails. When they do finally send someone, the job never gets done and they don't come back to follow up. Our warranty on the house will expire soon and we have not had any of the problems fixed yet. Our experience has been incredibly frustrating with this company and we do not recommend them to any other family buying a new house.

If you are an Ashton Park homeowner please know you are not alone. It appears the only consistency provided by San Joaquin Valley Homes is the absence of attention to the home building process. We have been in our home now for eight months, having closed in June of 2020. Taking into account the pandemic we knew we wouldn’t close on time and that there would be delays in materials that would be installed post closing. I will omit those items from my review to be fair.

We submitted a large list of items for repair to the warranty department in July of 2020. These items included damaged trim, uneven walls, damaged cabinets, a water damaged door we were promised would be replaced prior to closing, entire walls unpainted and a texture job that even today once repainted is even more noticeable for missed repairs. The warranty department worked diligently over THREE additional months Monday thru Friday from the hours of 8:30 to 3:30 requiring the presence of a homeowner, you can imagine how convenient this was.

Having been here for some time I walked through my home today and realized some of the items in my original warranty request have gone without repair, mostly being the nail and staple holes in my cabinets, the baseboard and door trim that was just damaged and just painted over and today viewing the grout separating from the floor. Our light switch covers don’t sit flush against the wall, there is a gaping hole around one of our smoke detectors and our door knobs are not similarly installed as compared to other homeowners in the development.

This is not the first home I’ve had built but I will tell you that it says a lot when they company won’t publicly acknowledge the construction deficiencies and will only point out programs and features (as noted in prior reviews by others) there are many elderly and first time buyers in this development sprinkled amongst the large number of renters in investment properties all with similar experiences.

Many times poor reviews are the result of an angry consumer. I am not angry I am disappointment for not only myself but also my neighbors and community members. This is purely informational and you are welcome to take from it what you will.

Bought our first home through this company. Sales people are great quality of work not great. We bought new so we wouldn’t have problems after all it’s brand new. It was hurry hurry sign with a house that was incomplete. The supper said we have an awesome warranty department uh hello it’s a new home what do you mean warranty it’s like buying a new car and the brakes don’t work awe just come back you have a warranty “Jesus” everything thing should work!!!! Oh and one more thing they have a referral form if you refer someone and they buy a house you will get $1000.00 for referring them well my niece and her husband bought a house right down the street from our house and guess I did get anything I wish I would have steered them some where else. My bad 🤦🏻‍♀️ thank you SJVH for such a memorable experience I have learned what not to except when buying a house !!! You live and learn right.....
