Short version: Mr. Volz does NOT take responsibility for HIS mistakes. Mr. Volz has a temper and no problem yelling at, cursing at, and personally insulting those who question or disagree with him, even customers. Mr. Volz does not listen to customers or allow for input and customization without major push back.

We're new to Dodge City. After searching the limited housing market, we were introduced to Mr. Volz of Volz Builders. The houses he showed us had corners cut and cheap materials he tried to tell us were nice. Having contracted and built a house ourselves, we knew what to look for. We were also warned by a few people that Mr. Volz was "stubborn" and "hard to work with", in addition to quality issues with his homes. Regretfully, we decided to build with him anyways, thinking that if we were involved we would be able to avoid problems and get a decent house. We customized a lot of details and once given a price, we contracted with Mr. Volz, though he would not give us an itemized cost breakdown. They started immediately on our house, but once cement was poured, it sat for 5 weeks without any work done. Having a time constraint in the contract, we became worried, but were told by Mr. Volz that he didn't need to be "babysat". Once work continued, our constant involvement found several materials and details being done incorrectly, which we reported to Mr. Volz. They were usually corrected (though I have the wrong door style throughout my house because it would have pushed back our closing, and the hinges on my front door are the wrong color, despite several reminders to Mr. Volz and his subcontractors). When it came time to select wall texture, we discussed several options with Mr. Volz and his sub. After being quoted thousands extra for textures we liked, we asked the sub what he could do without an upgraded cost. He us showed several, we picked one. Hours later Mr. Volz called and said there was a $700 up-charge because it would take 2 extra days. When it didn't take 2 extra days and looked bad, my husband called Mr. Volz and was yelled at and hung up on. Our realtor called back asking to meet with her and Mr. Volz at the house to talk about the issue. I was late, but ended up not going in after hearing yelling and swearing inside. Mr. Volz yelled and cursed at my husband for an hour. First because we dared question unfairly up-charging the texture, but then Mr. Volz started insulting my husband, his service animal, and his career. My husband and realtor stayed calm trying to talk, but eventually left agreeing to pay the $700 without Mr. Volz even looking at the poor quality. We were told to only communicate with him through our realtor after that. The next day, Mr. Volz told our realtor he hadn't included an electrical budget in our price, and we would have to pay the nearly $5,000 previously allotted(on several occasions before & after contracting) for electrical work, out of our own pocket. I don't know if Mr. Volz forgot to include that in the price or if he was punishing us in his rage, but either way it was HIS mistake. He should have covered that amount. But because he refused to give us a cost breakdown (at this point and earlier), it was our word against his. We had a lawyer contact him concerning it, but unless we were willing to loose the house and go into a drawn out law suit, Mr. Volz was unwilling to budge, and we had small children and an ending lease at our apartment. The house wasn't finished by the contracted date. It went 3 weeks past. Every attempt we made those weeks to discuss details we wanted fixed were met with "I don't need babysitting". We tried to set up a walk through, but were denied. We had to close without a walk through. It's frustrating in a brand new home to have literally HUNDREDS of painting, sanding, mudding, and caulking errors to fix. A month after closing, Mr. Volz tried to send us additional bills from his subs! I would not ever do business with Mr. Volz. No customer deserves to be yelled and cursed at, insulted, lied to, and brushed off like Mr. Volz gets away with.

I was in a place in my life where I needed a major change, sold my house and had nothing on the market that I loved. When my 60 days came up that I had to be out of my house I didn't know what to do. I sat down and talked to my mom and she said why don't you build one? I laughed and said yea right i cant afford that. (my mom has built 2 houses with Mr Volz and has LOVED both of them) so I got to thinking about it and thought why not just call and ask. So I did I called Tim Volz and it was nothing but smooth from beginning to end. Had my house up and built just like the contract read and he was easy to talk to about changes and things that I wanted to make my dream come true! thank you to Tim and his crew they are amazing and awesome workers! Will build again with him if I choose to ever build again!
